Understanding Roofing Materials and Their Value to You

The roof of your home, and the roofing materials from which it is made, are incredibly important. Your roof bears the brunt of nature’s wrath – pounding rain, hail, sleet, snow, freezing temperatures, blistering sunlight – your roof must withstand all of these forces of nature.

The roofing materials chosen for the task play an integral role in your roof’s lifespan and how well it will perform during the coming years. There are quite a few materials that can be used to make a roof, and each has its own pros and cons. Whether you are reroofing your home, or building a new home altogether, you need to understand a bit more about these materials.

What should you know about construction materials for your roof? Whether you choose asphalt, single-ply membranes or concrete/tile materials, it is essential that you have some information.

Roofing – Asphalt

Asphalt shingles are perhaps the single most common type of roofing materials out there. Asphalt can also be found in rolls, in built-up roofing and in other forms. Generally, these types of roofs are warranted for about 25 years, though they can last longer than that.

Understanding Roofing Materials

Roofing – Metal

Metal roofing has been around for a long time. “Tin” roofs have been replaced by steel and aluminum, though copper can also be found. Metal roofs offer a very long life (50+ years), and offer benefits for homes located in areas where serious winter weather can create ice dams on the roof.

Roofing – Wood

Wood shingles have been used since time immemorial. Called “shakes,” these add a stunning look to a home. Each wood shake roof is unique, as well, due to small variations in the shape, texture, color and size of the shakes. However, if these roofs are not properly cared for, mold, rot and fire can be serious threats. Wood shingles can last up to 30 to 40 years depending on the quality of shingles and installation methods.

Roofing – Tile and Concrete

Tile and concrete are two of the most enduring types of roofing materials out there. You will find that both clay tiles and concrete tiles are available in a variety of colors, and offer a stunning look, as well as tremendous durability. Most of these tiles have a 50-year warranty (similar to metal roofs). However, they are more expensive than asphalt shingles.

Roofing – Single-Ply

Single-ply roofing materials are usually synthetic in nature. For instance, “rubber roofs” are made from EPDM, which is made from rubber polymers. These types of roofs are inherently watertight and offer greater durability than some other options on the market. Single-ply roofing material is usually use for flat roof roofing systems.

Roofing and roofing materials are also subjects of the home inspection reports we provide.
