The Details of an Inspection Report
Before any specifics are mentioned, you must understand that all home inspection reports will vary. There can be drastic variances from state to state or even within the same state. You might also be interested in knowing what your inspection report will not contain.
First, most home inspectors do not investigate for asbestos, methane, radon, mold, lead, rodent infestation or termites.
These are broad guidelines and it’s possible that some locales will require some or all of these inspections, but many do not. If you need these services, ask your inspector if he or she offers them.
Next, an inspection report will focus on structural elements of the home, such as the foundation, the walls, the roof, the ceilings and the floors.
These are important areas, and their condition can give the inspector clues about problems with the home.
Exterior Evaluation Included
The inspection report will also include an exterior evaluation of the home, including the plot on which the home rests, any landscaping concerns, the driveway condition, windows and other important features.
A home inspection report should also include specific information about the roof and attic, such as ventilation, insulation, roof construction and gutter condition. Plumping is also noted on a report, as are integral systems within the home, such as the HVAC system, ductwork, the fireplace/chimney and the water heater.
A good home inspection report will also include information about electrical concerns, problems with existing appliances and the condition of the garage. Make sure that your report also lists health and safety issues found within the home, as well as any drainage problems found in or around the home.
